Here's where the real fun begins! At this point, we have built a relationship together and you have determined the type of financing that best fits your situation, which plays a big part in the "search criteria" for finding your perfect property.

As your buyer's agent, our responsibility extends beyond simply creating a custom home search for you on the MLS and sending you instant notifications for homes that are actively listed. We are here to help you determine the best way to set up your search criteria so that you don't miss out on any potential properties. How do we do this?

Simply put - it's all about communication and understanding. We take our relationships seriously and genuinely listen to your vision. First, we need to discuss your "purpose" which is just as important as all of those other elements such as square footage, number of bedrooms, etc.

So, tell us about the PURPOSE of your purchase. Is this a...

- Forever home - an atmosphere for family and friends to visit and create memories?

- First home - an opportunity to make your first real estate investment and start a new chapter?

- Temporary home - does this serve as a short-term home and are you looking for a good resale?

- Downsize - need just enough space as empty nesters, retirees, etc.?

- Investment - will it be a flipping project / rental?

Everyone's situation and preferences are unique. After we have an understanding about how you will live in the space and what your purpose is, we are ready to talk more about the general criteria. As we do this, it's most helpful to start with your must-have's that can't be added or changed - such as Location, Acreage, Type, Size and Layout. 

LOCATION: Do you prefer the city life or would you rather be outside city limits? Is school district important? Do you need to be a certain distance away from work, shops, the gym, etc? 

ACREAGE: Are you looking for a small lot with little maintenance? Do you want enough land for recreation?

TYPE: Single-family residential? Townhouse/Duplex? Condo? Vacant Land?

SIZE: How much heated square footage do you need?

LAYOUT: How many levels? Number of beds/baths? Master Bedroom on the main? Open concept? Attached garage? Foundation type?

Now, think about the smaller details that you want us to look for - whether it's a garden tub in the master bathroom or a screened-in porch. We always do our best to find exactly what you're looking for, but we also think outside the box and share properties that have the potential to be exactly what you envisioned.
